Floor Paints Explained: Finding the Right Solution for Your Project

Floor Paints Explained: Finding the Right Solution for Your Project

Whether you're renovating a garage, refreshing a warehouse floor, upgrading a workshop, or protecting an outdoor surface, picking the right floor paint can greatly improve both the look and long-term performance.

With so many floor coating options, finding the best product for your project can be confusing. Factors like substrate type, traffic levels, environmental conditions, and application needs all help decide which floor paint system will give the best results.

At Coo-Var, we've been developing high performing floor paints and coatings for over 100 years. From domestic garage floors to large aircraft hangars, every environment presents unique challenges, no single coating solution is suitable for every application.

In this guide, we’ll outline the different types of floor paints, where they work best, and how to choose the right solution for your project.

Why Use Floor Paint?

Floor paints do much more than improve the appearance of a surface. A high-quality coating can:

  • Protect the surface against wear and abrasion
  • Certain coatings improve resistance to oils, chemicals, and spills
  • Reduce dust collecting on concrete surfaces
  • Improve cleaning and maintenance
  • Provide a safety system through colour coding and anti-slip finishes

Finding the right coating system can transform a tired, worn surface into a durable, professional-looking floor that stands up to daily use.

Understanding the Main Types of Floor Paint

Different floor paints are designed to solve different challenges. Understanding the strengths of each type is the first step in choosing the correct product.

Single Pack Floor Paint

Single pack floor paints are one of the most popular choices for light traffic commercial, industrial, and domestic environments. They offer a good level of durability and are easier to apply than the heavier duty 2 pack systems.

Ideal for:

  • Domestic Garages and Sheds
  • Workshops
  • Storage areas
  • Schools
  • Light industrial environments

Single pack systems are straightforward to apply and are suitable for a variety of substrates including concrete, wood, metal, and GRP surfaces. Many can be used both internally and externally, making them a versatile solution for a wide range of projects.

It is important to note that single pack floor paints don't stand up to heavy traffic environments or offer much chemical resistance.

Acrylic v Solvent Based Single Pack Systems

Water based floor paints like our acrylic floor paint are a fast-drying, low-odour solution that offer good durability and easy application. Suitable for a range of surfaces including concrete, wood, asphalt, tarmac, and metal, they are ideal for projects requiring minimal downtime and can be used both indoors and outdoors.

Unlike water based floor paints, solvent-based floor paints like our standard floor paint are generally more compatible with many previously painted surfaces and provide an attractive semi-gloss finish. However, as compatibility can vary depending on the existing coating, we recommend speaking with our Technical Services team before applying floor paint over a previously painted floor.

Two-Pack Floor Paints

For demanding industrial environments, two-pack paints and coatings provide exceptional durability and chemical resistance.

Ideal for:

  • Warehouses
  • Factories
  • Manufacturing facilities
  • Engineering workshops
  • Heavy traffic areas

Epoxy systems create a hard-wearing surface capable of withstanding forklift traffic, chemical exposure, and constant wear. While they require more preparation and mixing than single pack products, they deliver superior long-term performance in challenging environments. There are 3 main types of two-pack paint systems:

Water based two-pack epoxy paints like our ProFloor system are ideal for heavy traffic warehouses subject forklift use or domestic garages where cars are likely to be stored and driven in and out of.

Resin based two-pack epoxy paints like ProFloor Plus are exceptionally hardwaring and also offer chemical resistance. Resin based two pack coatings are ideal if there are likely to be chemical or oil spills on the floor such as commercial garages or factory environments.

Polyurethane (PU) two-pack paints such as our PolyGaurd system are incredibly hardwaring and offer exceptional chemical and UV resistance. PU two-packs are used for large scale factory floors and even aircraft hangers where chemicals are likely to be spilt on the floor. The PolyGaurd system is for profession use only and must be handled with care.

Specialist Anti-Slip Safety Floor Paints

Safety is often a critical consideration in commercial and industrial settings.

Anti-slip floor paints incorporate textured aggregates or specialist formulations that help improve grip underfoot, reducing the risk of slips and falls.

These systems are particularly valuable in environments where surfaces may become wet, oily, or otherwise hazardous. Coo-Var's anti-slip range includes specialist coatings for floors, ramps, and steps where additional traction is required.

At Coo-Var we have a range of anti slip paint solutions. Our acrylic anti slip paint is a water based solution with a very fine aggregated matt finish. SureGrip, our best seller has a heavily aggregatred finish, ideal for floors where safety is a priority and risk of slips is high.

Other specialist floor paints

At Coo-Var we also stock a range of other floor coatings to cover almost every domestic or commercial floor painting project.

  • Tennis court paint: A water-based coating to designed to provide colour on asphalt and tar surfaces such as tennis or padel courts.
  • Driveway paint: A water based paint designed to provide colour on asphalt and tarmac surfaces.
  • Line marking paint: A spirit based paint which can be applied directly onto a tarmac surface. Commonly used for road marking or factory line marking such as walkways.
  • Anti-slip step and ramp paint: A water based durable anti slip finish which can be applied on stairs or ramps.

Choosing the Right Floor Paint for Your Surface

One of the most important considerations is the type of substrate you're painting.

Bare Concrete Floors

Concrete is one of the most common floor surfaces and often benefits greatly from a protective coating.

Before painting, concrete should be clean, dry, and free from contaminants. New concrete may require preparation such as acid etching or mechanical abrasion to ensure good adhesion. Moisture levels should also be checked before application.

Previously Painted Concrete Floors

If the concrete has been previously painted then we recommend taking the flaking paint back to a sound surface or abrading well to get a good key for the paint.

Wooden Floors

Wooden floors require coatings that can cope with natural movement while providing protection from wear.

Preparation typically involves cleaning, sanding, and ensuring the surface is dry before application. Some systems may benefit from a suitable primer depending on the condition of the timber.

Metal Floors

Metal substrates require careful preparation and often a compatible primer to ensure long-term adhesion and corrosion protection.

Removing flaking rust grease, and contaminants before painting is essential for achieving the best results. You can also use our rust converter on any underlying bits of rust that won't flake off.

Coo-Var primers and sealers: The Foundation of Success

While some floor paints are self-priming, many flooring projects can benefit from the use of a dedicated primer. A floor paint primer helps create a strong bond between the substrate and the topcoat, improving adhesion and promoting a more durable, long-lasting finish. Primers can also help seal porous surfaces, reduce uneven absorption, and improve overall coating performance.

At Coo-Var, we offer a range of floor paint primers designed for different substrates and conditions.

The Coo-Var Floor Primer Sealer prevents dusting and is ideal where a low cost sealer is required. It can be used prior to the application of Coo-Var Floor Paint and is suitable for interior and exterior use.

Coo-Var Dampshield creates a damp-proof membrane and can be used on new concrete before it has fully cured. It adheres to damp and/or floors with residual oil contamination. Ideal for cellars, basements, garages, factories and warehouses.

Works particularly well as a system underneath our Profloor Plus or Coo-Var Polyguard.

ProSeal High-Performance Primer is a water based two pack epoxy primer, giving exceptional adhesion to shiny surfaces such as glazed tiles and power floated floors.

Our Technical Services team can help identify the most suitable primer and coating system for your project, ensuring the best possible results from the outset.

Key Questions to Ask Before Choosing a Floor Paint

Before selecting a coating system, consider the following:

How Much Traffic Will the Floor Receive?

A domestic garage floor has very different requirements from a busy warehouse or manufacturing facility.

Higher traffic areas typically benefit from more durable coating systems, such as epoxy-based products.

Will the Floor Be Exposed to Chemicals?

Workshops, factories, and industrial facilities often require coatings with enhanced chemical resistance.

Selecting the wrong product can lead to premature wear and coating failure.

Is Fast Return to Service Important?

If downtime needs to be minimised, quick-drying acrylic systems may be the most suitable option.

Is Slip Resistance Required?

Where safety is a concern, anti-slip coatings should be considered as part of the specification.
